So, as you know, I am selling my Monsey condo and also looking at new homes.
We are down to the point where I had an inspector come and look at a home we are interested in.
I was honestly amazed at how valuable that inspection was. I used House Master based on my realtor's recommendation and wow, was I impressed.
The inspection took about 2.5 hours. The guy who was doing it was incredibly knowledgeable, clear and professional. I felt like I was watching an instructional video. Everything he said seemed planned but at the same time, all personalized.
He starts off by introducing himself and what he will be doing. We went through the entire house from outside and in, from top to bottom and through all the electrical work also.
The invaluable part is not just about him telling you what needs to be done or fixed. Not just about how good condition the house will be. Not just how long your roof, siding or heating will last.
The main thing I got out of it was that he showed me all I need to know to maintain the house in the future. He showed me that I need to clean the gutters 2 or 3 times a year, replace the filters yearly, check the windows for moisture, and on and on. He showed me what to do if there was a major leak in the house. How the heating system works and when to expect to change each piece of the system. The same with the water tank. He explained the potentials of the house. In addition he explained if I make a change here, I can expect X, Y and Z.
He basically gave me my blueprint for the future of this house. And all I paid for was to make sure the house was in good working condition.
Of course, I came out of the inspection glowing. The house was done more than right. There are a few minor items, all easy to take care of.
I have my printed report in hand, and I am awaiting the standard Radon results, that will take about a week to come back. But I already have a professional report, binder, DVD on home maintenance, more documents and an electronic copy of the report on hand.
I highly recommend House Master and I highly recommend you go along with your inspector through your potential house. The amount I learned from it, is simply invaluable.

Make sure that you do your homework on any home that you buy. Asking the right questions can save you from ending up in a bad situation. My son moved from RI to TN in 2004 and is now facing a problem that will require thousands of dollars to fix.
